The Facility:
The 45-story Tower at First National Center is the tallest structure in the state of Nebraska, as well as the tallest building between Minneapolis and Denver.  The granite and glass facility is the corporate headquarters of First National Bank of Omaha and has forever changed Omaha’s skyline.  The entire project includes a 635-foot tall office tower, a 300-stall seven level attached parking structure, two underground tunnels, and a 10,000 square foot glass enclosed winter garden.  In recognition of First National Bank of Omaha’s 150-year commitment to the city of Omaha, the focal point of the winter garden is a four-story section of the terra cotta, limestone and brick upper façade from the 1924 building that originally occupied the site.


Building Management Control:
First National Bank of Omaha turned to Control Services, Inc. to design and install a building management control system capable of ensuring a comfortable and safe working environment for their employees.  Selected early in the design process, Control Services, Inc. worked hand-in-hand with the design team to develop the building management control system.  At the forefront of decision making, was the desire to have a system allowing facility staff to easily monitor and control the 1,000,000 square feet of interior space.  It was also paramount that all of the building subsystems be accessible to the operators through a single graphical user interface.
To address the owner’s requirements, Control Services, Inc. designed and installed an Andover Controls Continuum Building Management Control System to control the heating, ventilating, and air conditioning systems (HVAC), garage ventilation systems, emergency power, snow melt systems, leak detection, lighting control and fire alarm system interfaces.  
With occupant comfort a primary concern, the system is designed such that interior temperatures are monitored and controlled at over 1,300 discrete locations within the facility.  In total, the building management control system provides for 11,267 points of monitoring and control within the facility.


Smoke Management Control:
As with all high-rise facilities the control of smoke in an emergency situation is critical to ensure occupant safety.  Control Services, Inc. met the challenge by working with the design team to develop a sophisticated smoke management system for the facility.  A software interface between the fire detection system and the building management control system provides for constant monitoring of building conditions.  In the event of fire or smoke detection, the UL® Listed Andover system goes into action automatically to contain the smoke within the impacted zone.  A complex system of dampers and fans isolate the problem area by exhausting the impacted floor, while pressurizing the floors above and below.  Elevator shafts and stair towers are pressurized to reduce the migration of smoke throughout the facility.


The entire operation of the smoke management system is not only viewable from either of the two graphical user interfaces, but also at the interactive Fire Fighters Smoke Control Panel Graphic provided by Control Services, Inc. in the Fire Command Center. 


Security:
First National Bank needed a way to control access into their 6 elevator lobby entrances for this 44 story facility. They turned to Control Services, Inc. to come up with a solution that would: be aesthetically appealing, not disrupt high employee traffic flow, and operate smoothly with high durability. The glass gate barrier turnstiles from Smarter Security (show link to smarter website) was a perfect match to meet these needs.
